Prestige Olive Oak is an upcoming Prestige Group plotted community at Chikkajala, on the Bellary Road / NH 44 airport corridor of North Bengaluru. It comes from a listed developer with a long plotted track record in North Bengaluru, where Prestige has K-RERA-registered layouts such as Gardenia Estate, Autumn Leaves, Greenbrook, Crystal Lawns and Marigold. Images help buyers picture a plotted layout before it is built: how the entrance might look, how the roads and open spaces are arranged, and what the land is like today. Prestige Rosewood is useful when buyers are reading images for practical signals: light, approach, amenity scale, landscape maturity, and what still needs official confirmation.
This page will hold the Prestige Olive Oak images as they are released. Until then, it explains how to read each kind of image a plotted launch usually brings, how to pair images with the documents that matter, and what to check on the ground.

The gallery at launch
The Prestige Olive Oak gallery will be built from imagery that Prestige releases for the project. Project imagery for a plotted launch normally arrives with the launch material, and Prestige's Q1 FY27 investor presentation indicates a launch in FY 2027-28.
| Image type | Status as at 4 November 2026 |
|---|---|
| Artist impressions | To be released by Prestige |
| Layout plan and renders | To be released by Prestige |
| Site photos | To be added once the site address is published |

This page shows only images supplied for Prestige Olive Oak. Images from other Prestige projects will not be presented as Olive Oak.
What each image can show you
Each kind of image answers a different question about a plotted community. Knowing which question an image can answer helps you use it well.
| Image type | Useful for | Pair it with |
|---|---|---|
| Artist impression | The intended design direction, mood and landscaping style | The amenities list and the approved layout plan |
| Layout render | How roads, plots and open spaces relate to each other | The scaled, approved layout plan |
| Aerial or drone view | The site's shape and its surroundings | A dated site visit and the published address |
| Site photograph | Terrain, access road and current condition | The date the photo was taken |
| Progress photograph | The pace of development work | The completion date in the K-RERA filing, once registered |
No image, however detailed, confirms title, approvals, plot dimensions or price. Those come from documents: the K-RERA registration, the approved layout plan, the sale agreement and the price list Prestige issues at launch.
Reading artist impressions
Prestige Olive Oak's artist impressions, when released, will show what Prestige intends the community to look like. Use them to get a sense of the design direction, and read them carefully:
- They show intent, not a finished product. An impression is drawn before construction. Landscaping, trees and finishes are shown as they might look once mature or complete.
- Check scale. Impressions often use wide-angle views that make spaces look larger. Compare them with the dimensions on the layout plan.
- Look for the label. Most impressions carry a note saying they are artistic representations. Read the note.
- Match features to documents. If an impression shows a clubhouse, a park or a feature at the entrance, check that it appears in the approved layout plan and in the amenities list in the K-RERA filing.
- Notice what is in the background. Impressions often simplify or leave out the surroundings. A site visit tells you what actually borders the land.
- Keep copies. Save the impressions and brochure version you saw when you made your decision.
Reading layout renders
A rendered layout of Prestige Olive Oak, when released, will be the most useful image for choosing a plot. It turns the master plan into a picture of roads, plots and open spaces. Use it alongside the scaled layout plan:
- check that plot numbers on the render match those on the plan
- check the north arrow and plot facing
- note which road each plot you like opens onto, and confirm its width on the scaled plan
- note where open spaces and shared facilities sit relative to the plots you like
- look for utility installations, which renders sometimes leave out or play down
- check plots along the boundary, and what the plan shows beyond them
- confirm that any phase marked on the render matches the phase being registered and sold
If the render and the scaled plan differ, rely on the approved plan. For a plot, the plan's dimensions, plot number and boundaries are what the sale documents will refer to.
Aerial and drone views
Aerial views can show how a plotted community at Chikkajala sits within the Bellary Road corridor: the shape of the land, nearby roads and the pattern of development around it. They are most useful once Prestige has published the site address, because only then can you be sure the land shown is the project land.
When aerial views are released, read them with care:
- Check whether the view is a photograph or a render. Some aerial images combine a real photograph with drawn-in roads and plots.
- Look for a date. Surroundings change, and an older aerial image may not show recent construction nearby.
- Compare the boundary shown with the boundary on the approved layout plan.
Publicly available satellite maps can help you look at the wider area, but they cannot tell you which parcel belongs to the project until the address and survey numbers are published.
Site photos and progress images
Prestige Olive Oak site photos become possible once Prestige publishes the site address. For a plotted community, honest photographs of the land are often more useful than any rendering. They show the terrain, the approach road and the surroundings as they are.
When the site address is published, site photos are worth looking for or taking yourself:
- the approach from Bellary Road to the site gate
- the condition and width of the access road
- the terrain, including slopes, low-lying areas and existing trees
- what borders the site on each side
- the state of any development work, with the date each photo was taken
Date every progress photo. A photo without a date tells you little about the pace of work. Once the project is registered with K-RERA, compare dated progress photos with the completion date stated in the registration and with any progress updates filed on the K-RERA register.
Checking where an image comes from
Before relying on any picture labelled Prestige Olive Oak, ask where it came from. A plotted launch attracts a lot of imagery, and not all of it belongs to the project.
- Prefer images Prestige issues directly, such as its brochure, launch material or the images filed with the project's K-RERA registration once it exists.
- Treat images that circulate before Prestige releases its own material with caution. As at 4 November 2026, Prestige had not released project imagery for Olive Oak.
- Watch for imagery from other Prestige layouts. Prestige has several plotted communities in North Bengaluru, including Gardenia Estate, Autumn Leaves, Greenbrook, Crystal Lawns, Marigold and Park Drive. Their photographs and renders show those projects, not Olive Oak.
- Watch for similar names. Prestige Oakville and Prestige Oakwood in Koramangala, and the serviced-apartment property Oakwood Premier Prestige, are different projects. Their images say nothing about Olive Oak.
- Ask for the source and date of any image shown to you during an enquiry or site visit.
Seeing Chikkajala for yourself
Chikkajala and the Bellary Road corridor can be visited now, even before the Prestige Olive Oak site is published. A drive along the airport road gives a sense of the area's character, the road and the traffic. Deccan Herald's reporting describes Chikkajala as being on the airport road to Kempegowda International Airport, with NHAI widening of the highway and an elevated road through Chikkajala junction.
Wikipedia's page on the planned Chikkajala metro station, on the Blue Line airport corridor, is inconsistent about whether the station is still planned. Confirm any metro plans with BMRCL before giving them weight.
Once Prestige publishes the address, plan a proper site visit:
- Visit on a weekday at the time you would usually commute.
- Visit again at the weekend to see the area at a quieter time.
- Walk the approach road, not just the stretch inside the gate.
- Photograph what you see, with the date, for your own records.
- Compare what you saw with the layout plan and the images in the brochure.
- Note anything the images did not show, and raise it with Prestige before you commit.
How the gallery will be updated
The Prestige Olive Oak gallery will grow as the project moves forward. Expect it to follow the project's stages:
| Stage | Images to look for |
|---|---|
| Launch | Artist impressions, layout plan and renders supplied by Prestige |
| Site published | Photos of the site, the access road and the surroundings |
| Development | Dated progress photos of roads, utilities and common areas |
| Handover | Photos of the completed layout infrastructure |
Each image added here will be labelled with what it shows and, for photographs, when it was taken. Artist impressions will be labelled as impressions, so they cannot be mistaken for photographs.
Pairing images with documents
Images are a starting point. The decision itself rests on documents, and each image should lead you to one:
- An impression of a facility leads to the amenities list in the K-RERA filing.
- A layout render leads to the approved layout plan and the plot schedule.
- A site photograph leads to the published address and survey numbers.
- A progress photograph leads to the completion date in the K-RERA registration.
As at 4 November 2026, Prestige Olive Oak was not registered with K-RERA, and Prestige had not published a layout approval, an address, plot sizes or prices. Check the K-RERA register at rera.karnataka.gov.in before paying anything.
Before you commit
- Confirm the project's K-RERA registration on the register itself.
- Treat artist impressions as illustrations of intent, not as a specification.
- Match every feature shown in images to the approved layout plan and the K-RERA filing.
- Rely on the scaled, approved plan over any render when choosing a plot.
- Check that every image you rely on was issued by Prestige for Olive Oak.
- Visit the site in person once the address is published.
- Keep dated copies of the images and brochure you relied on.
What to ask for
When Prestige releases imagery for Prestige Olive Oak, ask:
- Which images are artist impressions and which are photographs?
- When was each photograph taken?
- Is every feature shown in the impressions included in the amenities list and the approved plan?
- Can you see the scaled layout plan that matches the render?
- Which phase do the images show, and is that the phase on sale?
- When can buyers visit the site?
- Will Prestige share dated progress photos during development?
